Welcome! This site is work in progress and is being created to share thoughts on a variety of Common Interest Development (CID) and Property Owners Association (POA) issues. The principal focus of the research is to assist in gaining legislation for the democratic reform of property owners associations.

Democratic Reform of Common Interest Development and Property Owners Association Law — I am particularly interested in establishing communication with those of you who have a similar interest in democratic reform of Common Interest Development and Property Owners Association law to broaden the collaborative effort. It is in the interest of individual POA members to have well-functioning and well-managed POAs. Similarly, the interests of the developers and others should be considered. But the framework must be governance of the POA members, by the POA members and for the POA members. Your thoughts, questions and comments are welcome.

"Search this Weblog" — Two search engines are provided and produce slightly different results. The Google search for this weblog produces more focused hits, but you may have to use the Google feature "repeat the search with the omitted results included" to locate all the relevant posts. A separate post Search Aids has been created and is immediately below the Google search engine. Following the Search Aids section is a FreeFind search engine. It produces separate hits for words in the comments so appears to provide duplicate hits for the associated post.

Accuracy is a primary objective. While a diligent effort has been made to ensure accuracy, that does not mean that errors might inadvertently occur. Please advise of any information that you believe is not accurate so that the appropriate checks and corrections can be made ASAP.
Organization of Posts — The posts are arranged from most recent to most ancient. The 10 most RECENT POSTS are listed by title just under the calendar in the left column. Recent Posts and Recent Updates for each month are also just under the calendar in the left column. These are in "bullet" format and include a brief description of each post/update to provide a quick read for "what's new".
The Left Column — All of the line items in the left column are links even though they are not underlined. The ABOUT gets something about me. Click on "Email Me" to send me an email. The titles for the 10 most recent posts are displayed just below the calendar. Click on any title to get the introduction and the continuation of that post. Immediately below the 10 most recent posts are the 10 most recent comments. After clicking on a comment title, scroll down to the end of the post to read the comment.
Categories and Archives — Next are the CATEGORIES which are
arranged alphabetically. I have used the "AA" prefix on some to get
them at the top of the alphabetical list. Most posts
are indexed to multiple categories. Next are the ARCHIVES which contain all posts for
the month. The CATEGORY or MONTH contents are displayed as a series of
introductions from most recent to most ancient. See the next section
for navigating these displays — some of which are long.
Introduction and Continuation for Each Post — Most posts consist
of an introduction and a continuation. When you click on "Continue
reading 'name of post'" at the end of its introduction, the new web
page will be a repeat of the introduction followed by the
continuation. You have already read the introduction, so scroll down
to the continuation.
Logs of Posts and Updates — The following "logs"
will
be kept to assist you by providing a quick read of short summaries for
new and updated posts. Links are provided to each post. Use your
browser's back button/arrow to return to Recent Posts or Updates.
- Recent Posts — The 10 most RECENT POSTS are listed by title just under the calendar. When you click on the title, you will get a screen containing both the introduction and the continuation of that specific post. I have added another post Recent Posts to provide a listing of recent posts together with a one-or two-sentence summary for a quick read. - Recent Updates — Significant updates are included in a separate post on Recent Updates to provide a listing of recent updates together with a one-or two-sentence summary for a quick read. Organization by Categories and Month — All of the posts are also available by subject (identified by CATEGORIES) near the bottom of the left column (after RECENT COMMENTS). Many of the posts are indexed to several CATEGORIES. When you click on a CATEGORY, the posts indexed to that CATEGORY will be displayed with the most recent at the top. The ARCHIVES are maintained by month at the bottom of the left column.
When you click on any CATEGORY or ARCHIVE in the left column, the right side of your screen will display the introductions for all posts indexed to that CATEGORY or ARCHIVE from most recent to most ancient. Scroll down through the titles to identify any of interest. Or, use your browser's search/find command — usually under "edit —> find" — to find your word or subject of interest.

Work in Progress — Most of the posts are work in progress and will be updated as
